How long does a home inspection take?

Home inspections can vary based on the size of your home. However, in general home inspections take anywhere from 2 - 2 1/2 hours.

Is anyone allowed or required to attend the home inspection?

This is one of the most common home inspection questions that we get. In most cases the buyer's agent, and the buyer attend the home inspection. Sometimes parents and/ or friends of the buyer attend the inspection too. The seller is typically not there during the home inspection process.

What do you look at during the home inspection?

During the home inspection I inspect a variety of things including:

• Foundation (inside and out)
• Roof
• Outside of the house
• Attic
• Electrical throughout the house
• Plumbing
• Furnace
• A/C / HVAC unit
• Water heater
• Test the windows, outlets, all faucets, toilets and appliances.

What is a radon test?

Radon is very hard to detect outside of a radon inspection because it is odorless and tasteless. It is important that your home is tested for radon because high radon levels can lead to health problems such as cancer. The radon test that I do is a 48 hour continuous test. It takes a reading every hour and comes up with an average.

What is an acceptable level of radon?

The EPA says that the radon levels in your house should be under 4.0 picocuries per liter ( pCi/l).

How does radon enter my home?

Radon can enter your home through cracks and holes in the foundation.

What do you check during a roof inspection?

During the home inspection we do check the roof of your house. Our main focus during the roof inspection is to look for any hail damage, nails popping through shingles, life of the shingles, all the flashings, and the gutter system.

How often should my roof be inspected?

As a home owner you should have your roof inspected every spring and fall to make sure that there is no visible damage. I would recommend that you have it professional inspected every 5-7 years.

What if the home inspection reveals problems?

With the results of the inspection it allows the customer to know what needs to be fixed with the house and determine if they want to counter the sellers to fix the problems that were discovered during the home inspection or take care of it themselves.

How long will it take to get my home inspection report?

I print the report out on site and put it in a binder for the customer to take with them right away. This allows them to talk to their realtor sooner. Most home inspectors just email the report to the customer.

Do you follow any specific set of standards?

I’m a member of ASHI (The American Society of Home Inspectors), so I follow the standards that ASHI sets for their home inspectors.

How far in advanced do I need to schedule my home inspection?

In most cases we will be able to get the home inspection scheduled in the next couple of days.

Do you inspect newly built homes?

We offer older home inspections and new construction home inspections also.

Will my realtor get a copy of the home inspection report?

We print a copy of the home inspection report on sight for the client and email a copy to your realtor.

Do my utilities need to be turned on for the inspection if my home is vacant?

The utilities need to be turned on to do a complete home inspection of the electrical and plumbing.

What is a pre-inspection agreement?

The home inspection agreement is a legal document that explains the liabilities of the home inspection.
