Home inspections can vary based on the size of your home. However, in general home inspections take anywhere from 2 - 2 1/2 hours.
This is one of the most common home inspection questions that we get. In most cases the buyer's agent, and the buyer attend the home inspection. Sometimes parents and/ or friends of the buyer attend the inspection too. The seller is typically not there during the home inspection process.
During the home inspection I inspect a variety of things including:
• Foundation (inside and out)
• Outside of the house
• Electrical throughout the house
• A/C / HVAC unit
• Water heater
• Test the windows, outlets, all faucets, toilets and appliances.
Radon is very hard to detect outside of a radon inspection because it is odorless and tasteless. It is important that your home is tested for radon because high radon levels can lead to health problems such as cancer. The radon test that I do is a 48 hour continuous test. It takes a reading every hour and comes up with an average.
The EPA says that the radon levels in your house should be under 4.0 picocuries per liter ( pCi/l).
Radon can enter your home through cracks and holes in the foundation.
During the home inspection we do check the roof of your house. Our main focus during the roof inspection is to look for any hail damage, nails popping through shingles, life of the shingles, all the flashings, and the gutter system.
As a home owner you should have your roof inspected every spring and fall to make sure that there is no visible damage. I would recommend that you have it professional inspected every 5-7 years.
With the results of the inspection it allows the customer to know what needs to be fixed with the house and determine if they want to counter the sellers to fix the problems that were discovered during the home inspection or take care of it themselves.
I print the report out on site and put it in a binder for the customer to take with them right away. This allows them to talk to their realtor sooner. Most home inspectors just email the report to the customer.
